Easier rental"},"content":{"rendered":"<p>From <strong>February 3, 2014<\/strong> registering a rental contract will be easier, thanks to <strong>modello RLI<\/strong> made available by the Inland Revenue: model for the &#8220;Request for registration and subsequent obligations &#8211; lease and rental contracts&#8221;, useful for <strong>registration<\/strong> of lease and rental agreements for real estate and any <strong>extensions<\/strong>, <strong>disposals<\/strong> and <strong>resolutions<\/strong>, as well as for the exercise of the option or the revocation of the <strong>dry coupon<\/strong>.<\/p>\n<p>Model RLI replaces Model 69 with regards to:<!--more--><\/p>\n<ul>\n<li>requests for registration of lease and rental contracts for real estate;<\/li>\n<li>extensions, transfers and terminations of lease and rental contracts for real estate;<\/li>\n<li>communication of cadastral data pursuant to article 19, paragraph 15, of the law decree of 31 May 2010, no. 78;<\/li>\n<li>exercise or revocation of the option for the dry coupon;<\/li>\n<li>complaints relating to unregistered lease agreements, lease agreements with rent higher than the registered one or fictitious loan agreements.<\/li>\n<\/ul>\n<p>We remind you that <strong>from 2014 the rent cannot be paid in cash<\/strong> (as we explained in the article <a href=\"http:\/\/www.forexinfo.it\/Pagamento-in-contante-i-limiti-e\">Cash payment: limits and obligations from 2014<\/a>).<\/p>\n<h3>The RLI model<\/h3>\n<p>The RLI model consists of:<\/p>\n<ul>\n<li><strong>quadro A<\/strong>, that of &#8220;<strong>General data<\/strong>&#8220;, where they are indicated:<br \/>\n<img loading=\"lazy\" decoding=\"async\" alt=\"-\" src=\"http:\/\/www.forexinfo.it\/squelettes-dist\/puce.gif\" width=\"8\" height=\"11\"> useful information for registering the contract (type of contract, date of stipulation, duration of the lease);<br \/>\n<img loading=\"lazy\" decoding=\"async\" alt=\"-\" src=\"http:\/\/www.forexinfo.it\/squelettes-dist\/puce.gif\" width=\"8\" height=\"11\"> subsequent obligations (extension, transfer, termination);<br \/>\n<img loading=\"lazy\" decoding=\"async\" alt=\"-\" src=\"http:\/\/www.forexinfo.it\/squelettes-dist\/puce.gif\" width=\"8\" height=\"11\"> the data of the applicant for registration;<br \/>\n<img loading=\"lazy\" decoding=\"async\" alt=\"-\" src=\"http:\/\/www.forexinfo.it\/squelettes-dist\/puce.gif\" width=\"8\" height=\"11\"> the section dedicated to online submission;<\/li>\n<li><strong>quadro B<\/strong>,that relating to \u201c<strong>Subjects<\/strong>\u201d, where the data of the lessors and tenants are specified;<\/li>\n<li><strong>quadro C<\/strong>, \u201c<strong>Property data<\/strong>&#8220;, inherent to the data of the main buildings and related appurtenances;<\/li>\n<li><strong>quadro D<\/strong>, \u201c<strong>Lease for residential use and option \/ revocation of the flat rate coupon<\/strong>\u201d, containing information relating to the coupon regime.<\/li>\n<\/ul>\n<h3>How to present the RLI model?<\/h3>\n<p>The model must be presented in <strong>telematic mode<\/strong>, thanks to <strong>software<\/strong> rit is available, free of charge, by the Revenue Agency,&#8221;<strong>Property lease and rental agreements (RLI)<\/strong>&#8220;,and can be presented in <strong>simplified form<\/strong>, without attaching a copy of the contract, in the presence of the following characteristics:<\/p>\n<ul>\n<li>a number of lessors and tenants, respectively, not exceeding three;<\/li>\n<li>a number of lessors and tenants, respectively, not exceeding three;<\/li>\n<li>all properties must be registered with the attribution of an annuity;<\/li>\n<li>the contract contains exclusively the discipline of the lease relationship and, therefore, does not include further agreements;<\/li>\n<li>the contract is stipulated between individuals who do not act in the exercise of a business, art or profession.<\/li>\n<\/ul>\n<p>Until the <strong>March 31, 2014<\/strong>, As an alternative to the aforementioned software, it is possible to use the other software for registration of lease agreements and communication of subsequent obligations (Lease agreements, Iris and Syria).<\/p>\n<p>In<strong>transitional period from 3 February 2014 until 31 March 2014<\/strong> it is possible to submit to the offices of the Inland Revenue, in addition to the RLI form, also the 69 form.<\/p>\n<h3>Dry coupon<\/h3>\n<p>The lessor can revoke the option of <a href=\"http:\/\/www.forexinfo.it\/Cedolare-secca-la-guida-video-dell\">dry coupon<\/a> in each contractual year subsequent to the one in which the option was exercised within the deadline for the payment of the registration tax relating to the reference year.
